Why get a home/condo inspection?
The main reason for an inspection is peace of mind. When buying a home, it is important to understand that no home is perfect, not even a new one. Deficiencies in original construction, improper home repair, or normal deterioration due to aging and weathering can be the cause of imperfection. Very often the problems are quite minor and can be corrected with little or no cost. Sometimes, however, the problems are major and costly to correct or can be a safety/fire hazard. A home inspection is needed to point out these problems. Home inspection is a unique discipline requiring a set of special skills. The home inspector needs a broad technical knowledge in home building, construction, and mechanical trades to be able to recognize conditions that may affect the future life of a home. Then he must be able to analyze and evaluate what was seen and communicate the findings in a concise and understandable manner. It is very important to know the true condition of a home so you can determine its value to you.
The home inspector can provide you with the information needed to make the decision wisely. You will want to know: How many problems? How serious are the problems? What will it cost to correct them? And do I need to correct the problem or can I live with it?
What is included in my inspection?
I will do a thorough and complete inspection of the property including: roof, attic, inside/outside walls, structure, basement/foundation, electrical, plumbing, and HVAC systems.
You will also receive a detailed report of the condition of the property at the time of inspection. It will be complete with pictures and a summary of recommended repairs, if any.
I will also provide an explanation of the locations and features of the items that are correctly installed and functioning.
